RESIDENTIAL HOME INSPECTION
Residential home inspections are the most common type for homebuyers. These inspections are designed to ensure there are no hidden surprises and to provide peace of mind to the buyer. Typically, they are a contingency for closing the real estate deal and can be a valuable tool for negotiations during the home buying process.
WOOD DESTROYING INSECT (WDI/TERMITE) INSPECTION
We are licensed termite technicians with the Texas Department of Agriculture and can provide the written inspection reports required for VA and FHA loans. A WDI/Termite Inspection is a crucial part of maintaining a property’s structural health and protecting it from the damaging effects of wood-destroying insects.
11-MONTH WARRANTY INSPECTION
Is your 1-year builder’s warranty on your new home coming to an end?
An 11-month warranty inspection, typically performed when the house is between 9 and 11 months old, can uncover any issues that were overlooked during construction or that have arisen since. Take advantage of your builder’s 1-year warranty to address these concerns and safeguard your investment.

PRE-LISTING INSPECTION
Homeowners often conduct pre-listing inspections before putting their property on the market. This inspection can reveal hidden defects and prevent unexpected surprises during the sale process. By having a pre-listing inspection, sellers can present an accurate condition of the home, ensuring peace of mind and reducing potential liabilities.
Phase I – Inspection
Pre – Pour or Pre-Foundation. This is an inspection of construction prior to the foundation concrete being poured.
Phase II – Inspection
Pre-Sheerock or Pre-Wall Covering This is an inspection of construction prior to sheetrock being installed.
POOL/SPA INSPECTION
If your new home includes a swimming pool or spa, it’s crucial to have it professionally inspected. Adding this inspection to your residential home inspection service ensures that the pool and spa are checked for physical defects, mechanical function, and safety issues, including the pool surface, skimmers, decking, coping, equipment (pumps, filters, heaters, blowers, etc.), pool lights, GFCI outlets, and safety features like gates and fences.
LANDSCAPE IRRIGATION SYSTEMS INSPECTION
Many homes have sprinkler systems to maintain the lawn. As an additional service, we inspect the irrigation system controller, test each zone, identify any broken sprinkler heads or leaks, and visually inspect the backflow valve for damage. Our report will include detailed findings with photos or videos of each zone in operation.
SEWER SCOPE INSPECTION
A sewer scope inspection uses a specialized camera inserted into the sewer line to evaluate its condition, detecting blockages, cracks, or other potential problems. This proactive approach helps maintain proper functioning and can prevent costly repairs or backups in the home’s plumbing system.
COMMERCIAL INSPECTION
(CCPIA Certified Commercial Property Inspector)
Commercial inspections are essential for identifying existing issues and potential problems that could impact the property’s value, safety, and functionality. They provide valuable insights that help stakeholders make informed decisions regarding repairs, maintenance, and future investments.
Duplex 3plex 4plex INSPECTION
Inspection of duplexes, triplexes, and fourplexes, often called multifamily home inspections, involves assessing the condition of the property to ensure safety, functionality, and compliance with building codes. These inspections are more detailed than single-family home inspections because they involve multiple units and shared systems.
